My HOA is 600 a year in Jacksonville, a very nice middle class community

As tempting it may be to move back, especially depending on what the bottom is, the state has gone so far right I don't know if I could ever move back.
Maybe a second/vacation home but those insurance rates are killer.

I learned my lesson in 06/08. The sky was falling, and I was broke. Homes that were in the hood sold for $40-75k. Couldn’t do nothing. Last year, those same homes were selling for $250-$350k.I missed out those low apr mortgages during covid,not this time around though

That's what I'm facing looking at condos in Westchester NY. One spot was around $300K for a 1 bedroom, but the HOA was over a grand a month. The most reasonable that I found was around $600/month. Crazy
Many parts of Orlando were flooded when the last hurricane hit.
Some folks didn't have flood insurance.
As a reminder flood insurance is a separate policy from your homeowners insurance
