Airbnb (the short term rental marketplace not the company) feels dead as fuck.

•It’s no longer trending on social

•There’s no more Netflix/HGTV shows centered on the concept, or at least any that are being promoted to me

•homeowners who got into it are exiting faster than noobs coming in (first time I’ve seen that in 10 years)

•the “vibe” shift feels cyclical so it’s *probably* just part of normal events

Even the trolls who love to beat up the cleaning duties and hidden fees seem to have moved on to other things…

Oh well ho hum, maybe it’s just end of the year and everyone has left the office

Friendly reminder - not sure how it works in all the cities / states, but check your property's assessed value in the new year.

Here in B.C. our assessed values are available at the B.C. Assessment website as of Jan. 1st, and if I remember correctly they mail out the same information in early-January.

It's interesting for comparing / cross-referencing purposes.

I.E. - typing in certain addresses on the website to see the assessed value for this year / last year, and then taking a look at real estate listings online to see what people are asking for certain properties.

my city

while yes we are getting lots of new houses built
they are often in not the best of areas

they are trying to do that nyc thing where they change the name of established
areas to something fancy to attract buyers

example they are calling established spring valley, southeast vegas now


Summerlin is our most desirable area

we are seeing houses that were bought in the 500k range
being put on the market for upwards of 900 and just sitting

no renovations, no changes, just pure delusion

The housing market in Greensboro is still very competitive for desired homes. However, less competitive for older and less desirable, but they are too expensive for anyone to consider them.

Homelessness is starting to increase, and the city is gentrifying low income housing.

Shit is crazy out here.
My daughter is starting A&T next month and I want to get her a place for her Sophomore year. What neighborhoods or zip codes should I look into for housing and/or land?

There are lots of student housing along West Market street in association with all the colleges on that road. NCAT, Greensboro College, UNCG, and Guilford College are all on that stretch.

27408 and 27401 are the most expensive but neither are located in the hood.

Around NCAT is 27411, which is East Martket and lower income areas, but primarily black.

It’s depends on what you and your daughter feel comfortable with. Public transit in Greensboro is decent, but she would benefit best with a car if she plans to stay away from campus.

Having a reliable roommate is also beneficial as well since majority of students can’t afford living by themselves.

I do not recommend South Greensboro for student housing. So look in 27410, 27403, 27408, 27411, 27455, and 27401.

27410 is the furthest away from NCAT, but very diverse side of town.

She got a bucket to get her around. Would she be fine with a Ebike? I will have her in a house by 2025 then hand it off to her in 2026 if the Nation doesn't completely turn to shit.
