Man just list your property on Zillow & all fsbo available sites. It's actually easier now than it was over a decade ago with these sites. Realtors will call you saying they have a buyer and will want some type of commission. You can tell them to kick rocks or negotiate to a way smaller commission if you really like the offer.

If you put your property at a reasonable market price, sellers will find you.

There are very few assumable mortgages out there now, cause lenders want to decide who has control over their asset. That's how I bought my first house and it worked out well.
