While not part of T.I.’s revitalization project, this Center Hill home hit the market for $160,000 last year.

When Atlanta rapper T.I. was growing up in the Center Hill neighborhood, he considered it a vibrant community that anyone could be proud to live in.

But after what he calls the “crack era,” the entertainer saw the area start slipping into disrepair, from the mid ’90s to around 2012, he told Inc. Magazine.

Center Hill, located on Donald Lee Hollowell Parkway (formerly Bankhead Highway) north of Westview, became a food desert, and in some places, an eyesore. “There’s no CVS,” T.I., born Clifford Joseph Harris, Jr., told the magazine recently. “There are liquor stores.”

Rather than take his fame and wealth exclusively elsewhere, leaving the neighborhood to become more blighted, the musician has taken it upon himself to help out. As a budding developer.

With the real estate venture T.I. founded in 2017—called “Buy Back the Block”—he’s working to revitalize the area, one piece at a time.

Since last year, Harris has spent roughly $2.7 million to buy six properties in Center Hill, one of which used to be the Kmart where his family shopped, Inc.reported.

Harris told Inc. many of the buildings he’s bought will be transformed into mixed-use housing complexes. One of the smaller residential projects could open by late next year, as could a larger development—with more than 100 units, he said.

Harris is working on the project with real estate agent Krystal Peterson, who is advising him on how to price his developments without displacing long-planted residents, per the report.

“[Locals] are very pleased to see that I’m involved, that I’m taking steps to have ownership within the community—they know I’m a product of it,” he said. “But they also wonder what’s going to happen.”

For this endeavor to be successful, green space and gardens are imperative, Harris said. He also wants to develop a movie theater, a bowling alley, and a laser tag arena—amenities he didn’t have growing up.

“I’m trying to build a community where the people within it can be proud,” Harris continued. “If they’re proud, they’ll have more of a sense of wanting to maintain it.

And it sounds like T.I.—who made headlines elsewhere in recent days by vowing to boycott the NFL this year and Atlanta’s Super Bowl—is adamant about not waiting around for monied developers to swoop in and have their way with his home turf: “Why wait for someone else to come into a community where I went to elementary school, where I rode my bike and played?”

T.I.’s not the only celeb with Atlanta ties to dip toes in the real estate development realm west of Midtown and downtown.

Maybe a mile from Center Hill, the Urban Creek development team, backed by former Braves and Yankees star Mark Teixeira, is moving forward with Quarry Yards, a planned Grove Park mixed-use goliath on 70 acres near the Bankhead MARTA Station and Westside Reservoir Park.


Quarry Yards’s first phase alone is expected to cost upwards of $400 million.

Construction, officials have said, should launch before year’s end.

2. I drive on Hollowell past some of these properties every day. The Kmart became a Giant Foods which was open on Saturday and padlocked on Monday with no notice. That has been several YEARS now and there still isn't even one grocery store down Hollowell anywhere from TI's own Club Crucial going 3+ miles before the road ends at Northside Drive. Or a pharmacy since the CVS closed. Or a bank since the Bank of America closed. But just as TI said there are plenty of liquor stores and pawn shops! :(

Also... Bankhead Seafood was literally one counter and a kitchen. Any decent line of customers had to partially snake outside the front door - there wasn't even room for a dining table! Why did TI need to partner with Killer Mike to purchase that delicious but tiny hole in the wall? :confused:

Especially when it's in a neighborhood that literally overlooks the wealth of Downtown by a drive not even three minutes long.

I'd really like to see someone do something with that KMart. It had a lot more space in the parking lot than the actual building. And...the Overlook Atlanta apartments that's razed right now...I'm here for it all.

Hopefully someone here will need this advice: get a house as close to Hamilton Holmes Marta station as you can. The reason why is in the article I posted.

My statement was solely meant from the perspective of representation and community motivation. I don't know how you got women are better than women from that but, oh well.
 
Really be as close as possible to any MARTA train station. Historically people associated them with crime. Now because of traffic everyone wants to be close to one, especially on the North South line. I am 2 blocks away from one and it has worked out great for me.

I said this a couple months ago the gentrification of Atlanta has somewhat came to a halt ( especially south of I-20) it’s time for the black people to jump in and take some things back
 
He better move fast. White folks have already bought up damn near everything between the AUC and bankhead Marta station. Won't be long until they take it on up bankhead to fulton industrial.

No it definitely has not. You must not have rode through the west side lately. Ride down Lowery from the West end to Hollowell and look at all of the houses that have been bought out and are being torn down or "remodeled." Same thing is about to happen to Summer Hill. Georgia State just bought pretty much all of that property over there and are about to change that area drastically. Gentrification isn't coming to a halt, it's really just beginning if you're really paying attention.

This is what they envision the area around the Marta station on Bankhead looking like within the next few years. Do you really think they aren't going to price those folks that live over there out of the area?

This is how they envision that area in the next 5 years. I can guarantee you even though that area is overwhemingly black right now, it won't be 10 years from now. Mechanicsville will be next.

I honestly don't get why the pictures don't show. They show in the preview. But yea... most likely Bankhead nor the area between Summer Hill and Mechanicsville be even recognizable in the next few years. If you have the money you'd better buy now before all the 4-500k homes and town homes start going up because it's definitely coming. Kinda reminds me of Grant Park area and Kirkwood.

I loved it.... it reminded me of famous fish in harlem... but that shot was,a hole in the wall & needed a face life im the worst way. They should have closed for 2 weeks.... maybe 3 to do a remodel. Shit was an eye sore. But the food was good.

I been in atl before the olympics came.... i20 was 2 lanes on each side.

TI was in the restaurant game before. That didn't end (or is currently ending) not very well. He needs to lessen his liability. And with another Atlanta staple like Killer Mike? Makes sense.

Buying Bankhead Seafood was not on the plan. It felt like phase two in the middle of phase one and he had to get it before someone else did. Understandable. No one knows what to do with the former KFC across the street from it or that tiny plaza they built next to it. The only real business that has lasted on that corner besides BS is the store next to it. But now, there is a house if you go past BS...probably fifth on the right, it's blue. Just sold for 250.

Perspective.

The trade of business and bartering is typically associated with men. In the terms of REPRESENTATION, to INSPIRE those in the community, it might behoove the girls in Grove Park to see a THRIVING BUSINESS or know of one that is something other than "doing hair". Like I said, my comment was about the representation of it all. If I knew of a business that was three generations Black male owned, I would point that out. At the end of the day, I'm all about Black Owned Business anyway, pernt blank.

I'm not addressing this again.

I mean yea, but at the same time those areas are prime real estate that have been infested with crime for decades. It's really no different than Eastlake used to be. Prime property with super low property value due to the fact that no one wants to live there due to all of the murders, shootings and drugs. And that includes black folks. Inner city of ATL for black folks is one reason you see so many fleeing to the burbs outside of cheaper housing and schools. No one wants to deal with that shit so when someone comes in to "clean it up" the only people that really oppose it are those that are being displaced.

Bankhead is much better off with all of the housing projects gone but still... you're not going to find many people that are willing to walk down Hollowell or Georgia Ave or Lowery at night unless they live there or have people there. That just can't be the way black areas work. Even with Cascade Rd. You have some of the most affluent black neighborhoods in the city.. then you drive a few blocks and you run into the trap houses. I dunno what the solution is but when you have all those white folks in the burbs that are tired of sitting in traffic 2 hours and want to move back to the city, this is what happens. Same shit in DC around Howard and Southeast. They pushing all those folks out and they're flocking to PG County and the black folks that moved out there to get away from that type of element is hating that shit.
