Just to add to this discussion, as HeathCliff said, housing supply has been on a downward trend since the GFC. The thing is though, the issues with supply aren't just a lack of construction, it's also a lack of foreclosures.
NINJAs (no income, no job or assets) can't buy homes anymore, so foreclosures are at the lowest levels ever and that means less supply hitting the market.
As far as institutional investors, they are a problem in certain areas like Atlanta, but nationwide they are tiny portion of the market. Even in Atlanta, mom and pops still own more SFH investment properties than all other investors combined.
Some of those institutional investors also took huge loses as a result of holding the bag in 2022.
The pandemic also caused a huge surge in the prices of the building materials for homes, which got rolled into the price.
On top of all that, the lock in effect due to high rates also means an unusually large percentage of houses on the market are new construction. The builders keep prices high by offering rate buy downs rather than price cuts. They're laughing all the way to the bank.
When leftists attack Dems more than Republicans do says even more. Just admit Cheney is WAY more dedicated to seeing Kamala win than you socialists are. I don't know why it's so hard for you to admit the obvious.
