So when’s the housing bubble bursting?

So here’s my question: how the hell are ordinary ninjas like myself supposed to ever get a sliver of this housing dream? My credit is great but I’m not sitting on a pile of cash. And there’s a lot of people who aren’t. How does the government expect ordinary people to get home ownership? I’m not whining or anything just curious how you guys all went about this.

1) move to Los Angeles, the Bay Area area, or any other area with high wages and a high cost of living.

2) apply for an office job that can be done from home. Preferably with a national company

3) live with roommates, take the bus, and anything else you can to save money

4) request a transfer to a part of the country where the houses are well under $500,000. Don't worry, there's plenty to choose from.

5) now you have your down payment, a solid work history. All that's left is to pick out your drapes.

how are the schools and The cacs down there?
I think North Carolina has the rep for being better for black people

Columbia is a black city. 1 hour from Charlotte and 2.5 hours from Atlanta. Very progressive city...

One of the main reasons why Jim Clyburn has been in office for so long is because his district consists of Columbia (mostly black and educated whites)...

I grew up in Columbia and went to college in NC. No real difference to be honest. Charlotte of course is a major city and alot of blacks live in the area...

2 HBCU's ( Allen University and Benedict)

Columbia College (use to be an all female college)

University of South Carolina

So major schools in the area...Cacs in Columbia are cool. It's outside of the city where I wouldn't want to live, but that's changing as well...

Schools for kids are decent, depending on what side of town you live on....https://www.niche.com/k12/search/best-schools/t/columbia-richland-sc/

Some information that one of the local realtors mailed out recently regarding the current market here.

"Real Estate Greater Vancouver Update"

Buyer Uncertainty Slows Down Resales

The Real Estate Board of Greater Vancouver reports that residential home sales in the region totalled 1,870 in Aug. 2022, a 40.7% decrease from the 3,152 sales recorded in Aug. 2021, and a 0.9% decrease from the 1,887 homes sold in July 2022.

August's sales were 29.2% below the 10-year August sales average.

With inflationary pressure and interest rates on the rise, home buyer and seller activity shifted below our long-term seasonal averages. This shift in market conditions caused prices to edge down over the past four months.

The MLS Home Price index composite benchmark price for all residential properties in Metro Vancouver is currently $1,180,500. This represents a 7.4% increase over Aug. 2021 and a 2.2% decrease compared to July 2022.

The total number of homes currently listed for sale on the MLS system in Metro Vancouver is 9,662, a 7.3% increase compared to Aug. 2021 (9,005) and a 6.1% decrease compared to July 2022 (10,288).

I think the equity on recently purchased homes will start getting hit soon. A house in a desired area is down to $375k. Back in March it was up $425k. I’m seeing this more often. These interest rates are killing the game right now.

Thats how it is my neighborhood. The same size house as mine were selling for over a 100k more than what I paid 3 years ago. I wanted to sell like I told my homeboy where was I gone go?
