My wife’s Friend recently got her PhD in African American Studies and makes $250k as a tenured professor in LA. Youngest Black professor in the university.
But rates were wild low so it worked. I bought a second home in 2020 and my rate is 2.6% . I couldn’t get that same home today because the rate would make the mortgage way too high and there are no 3-400 K single family houses here which is what current rates would allow me to get comfortably. Instead I got a 650k jawn at 2.6%. That could work for you, being in cali, where property prices have more of a floor. I still think there could be a number of black people in less sought after markets that could be wrecked if they didn't get really good RE and financing advice.

Agreed. When I bought in 2009 I went with a realtor who is a bit younger than me (same age as my brother). Easy to work with - talked sports and music, and wasn't pressure-based with the sales tactics.
His side hustle was doing some independent acting & modelling. He's gone back to the acting in recent years, and I don't think he's involved in real estate anymore.
He was always pretty economical with his approach. Had the designer haircuts & suits and looked the part. But drove an older vehicle (Mazda) and lived a pretty frugal lifestyle. He played his cards right though ... married an absolute dimepiece & they had a kid together about 8 years back. Happy life. Doing it right.

You would be surprised of how many non-whites live there.
East of Boise is Mountain Home and Twin Falls, they have a growing number of non-whites there also.
