as the interest rate keeps climbing.....so does the property taxes.
here in Dallas....a lady was forced to sell her home that she promised her dying godfather she wouldn't sell, due to not being able to keep up with the property taxes.
She went from paying $650 in 2013 to over $7,000 now. rent is damn near double for a 1bdrm apartment now.

Property taxes are a fuckin CRIME bruh!!!

Regarding Whistler ... my parents when they were still married looked to buy into a neighborhood with some friends of theirs. They backed out (early 90s) but kind of wish they had gone ahead with the deal. Regular neighborhood - nothing fancy. Place is valued at quite a bit more these days.

Instead they bought a 1 bedroom place at one of the spots up there at the mountain. It allows you to stay there a portion of the time, and rent out the rest. The management and caretakers get a piece of the rental action, but cover the upgrades & taking care of the place when you're not there.

When my parents divorced, my dad later bought out mom's portion of it. He has hesitated on wanting to sell it at times. Some quiet years rental-wise. But when it's busy (pre-covid) it's very busy. One year he generated nearly 3x the rent as one of the quieter years. That's what keeps him holding onto it. Plus he gifts the place for family and friends when they are heading up there and need a place to stay for free. Gives them a few nights there as a birthday or Christmas gift.

I wouldnt be surprised if a lot of these contracts had fucked up clauses that home buyers are getting

wise to,

there was a bruh, who had a contract to have his dream house built and at the last second, the builder

pulled out, and because bruh didnt read the contract, the builder pulled out with the house and all the money

bruh put into it...

The builder fucked up the bruh and his whole family by literally stealing his home through contract fine print...

I think the bruh is suing, but from what I understand for now he is fucked..

I wonder if these contracts folks are pulling out of, contain some fuckery clause like that

and they figured it out before getting fucked over..??

but the prices wont come down THAT much -

less homes being sold just means more buiulders wont build and those who want to sell will probably hold onto what they have

the ultimate problem is one that i dont think the industry can solve because the industry has a vested interest in home prices staying high or at least staying flat

driving down the cost so that more people can enter the market and "afford"a home doesnt do anything for the institutional or govt agencies that make money off of high home values....

But you’re talking about 8000-10k per year in california for a 700-1 million dollar crib, so if you can’t pay that you need to re evaluate yourself . I agree it’s bullshit and I can’t stand taxes but what can you do about it? Nothing.

Property taxes here are climbing and the interest payment for people with shitty credit will be astronomical. Upkeep, insurance, taxes etc are a rude awakening for long time renters.

True, but higher isn’t enough to justify the ridiculous costing of living difference. You can still get a brand new starter home in Texas for $200k, try getting anything brand new in Cali for 200k and we don’t have state income tax so it levels out in the end. Unless you got bread like that or just inherited a house then I don’t see the point in moving to Cali or staying there.

I got my house for 168K in 2017, put down 6200 as a down payment
today my house is appraised at 245k

Everybody I know who moved to Texas regret it. One the weather is horrible. Two Property Taxes there make up for no state tax so people get killed on that shit not knowing how high y’all’s property tax is. To me there’s more to life than living in a big sprawling house in a cheaper state.
