Looking at the market rents for that zip code, it looks like whoever buys it will be losing money every month with that price and current interest rates as long as people would have alternatives charging the market rate.

That's probably why it's been sitting for 3 months.

Interesting. I wonder would a developer come in, bull dozer everything, and rebuild something else?

I wouldn't put it past them to knock down those 35 homes and build 105 tiny homes.
I wonder what's being discussed at those city council meetings? That's always a good way to see the plans that might be put into place over the next 10-20 years....

Mostly NE and NW that's closer to the MD border....If you got the money, any area to the left of route 29 and mostly NW esp. the area that borders Montgomery County and areas like Bethesda and Chevy Chase.....

Anything to the right of route 29 which is Georgia Ave.....Stay to the left of Anacostia River



NE - Brookland is a decent area but Pricey though. Areas close to like Hyastville is aight...

NW - most of NW that's close to like Takoma Park or Silver Spring is pretty expensive....

It just depends on what you willing to pay and etc...


Area code 20018 is where my condo is. It's a decent area, but my little neighborhood is all Townhomes starting at 700K and up



Townhomes that are being built on the old walter reed campus....Walkable community, but starting at like 900K




If you thinking about buying in DC Proper, I will definitely let you know if it's a good play or not....LOL

This was brought up earlier in the thread and I mentioned this is what they should be doing with all this empty office space.

Also, I stated they could make it multi-use with office/residential in the same building.
