So when’s the housing bubble bursting?

I'm going back home to Buffalo (or suburbs). My kids have ZERO family here and I have tons of cousins back home. Also, my mother only sees them like twice a year, want to be closer to her so they have a better relationship with her.

Lastly, financially, it just makes a lot of sense. I owe like 190K on our home and may be able to sell at mid 400K.

I could buy a home/property with cash and not have a mortgage.

This is one we are looking at this weekend. Taking a quick weekend trip up north and scheduled some visits.

Yes it's cold but fuck it, I grew up in that shit. My kids are looking forward to the snow.

Place is Dope!

4 acres and fully paid off? I'd bounce in a heartbeat. Nothing like waking up in a home on land with no note.

Congrats bro, that new house you posted isn't bad, Florida is just crazy, you a smart man..

My family just sits here waiting on Jesus complaining that they broke but won't sell the house and pocket 400k profit due to pride. They don't wanna downgrade, they wanna fake the image.

I tell people all the time most these ballers don't come from Florida, they come here with money to party for a few years before going back home, the people from here are the poorest.
Yeah man, we lucked out when we moved here back in 2011.

I'm good, don't need to have a 400K home without anything significant in my bank account. We are doing fine, but I'd rather make less elsewhere and have more.

I was just looking at my childhood home and some of the online stats.

My mom sold it for 300+ in 2001.

The new owners took a loss and resold it for under 200k in 2004.

As of 2019 it was assessed at 1.4 million, and as of last year at 1.6 million.

The house is 60+ years old. Decent area, nothing special. Only 3 bed, 2.5 bath.

I was telling my dad these numbers a few weeks ago, and he reached for a pen and paper and was like ... "What the fuck? Let me write this down ..."

He was in disbelief too.

Forgot to mention ... it's an odd layout as well (neighborhood). Most of the streets are on hills, and they didn't factor in sidewalks (only about 10% of the streets have them). So you're either walking in the street when there aren't parked cars, or you're walking along the edge of peoples' lawns. Lots of kids (and seniors) in the area too. I never understood the no sidewalks shit ... surprised more people weren't getting clipped by cars.

As always! Rates dip, prices spike, a frenzy to buy ensues—but with qualified buyers. Cities overbuild and there a ton of vacant shit. Prices come down, vacants get bought up, rates settle and areas are fucked by the influx of broke-ass people able to buy where they couldn’t before. People sell to avoid the decline of the area and a once-prominent area becomes ghetto and the upper class move further out. Flash forward, the upper class tire of the commute and gentrify areas again.

Lesson: stop trying to catch a falling knife. This shit about not enough houses is nonsense. Save your money and be ready to pounce in 18-24 months.
That's where I'm at. I want to catch a few duplexes and small apartment complexes soon.

A lot of middle eastern people own a lot of homes in Sunny Side and South Park. Sit down and look at the tax rolls on some of them streets. Its a shame Blacks ran them communities into the ground and just abandoned them. I always hear about Houston rappers from back in the the day talk about what cars they had. I always be thinking man do you know how many houses in the hood you could of bought and rented out back in the 90s?

Crack Ran them communities into the ground just like every black neighborhood across the United States.

Everyone knows the crack area ruined all those hoods in the 80's. Shit the Dead End, Crestmont, Pearl Homes, South Acres, Cloverland were all considered the suburbs and middle class before Crack.

How the bitches look? When I’m in H Tine the Asians I see most are Vietnamese and they got ass.

Plenty of good looking Asia bitches around. The best place to find them are college campuses, chinatowns and Memorial City Mall or First Colony Mall.

A lot of those communities also had Black flgiht too. Folks who bought there also left and went further South to live in Missouri City and then Sugarland.
