There is something going on unconsciously that has many of us like this. I remember living in this upper middle class neighborhood where everyone had perfectly manicured lawns, up lighting on the homes, etc. There were three black families including mine. One of the black families used to park their Escalade on the lawn and have random items like tables, exercise bikes, lawn mowers, foozball, etc piled up in front of their garage and porch. Man, after about a year, the HOA filed a suit and got a lien put on the house forcing them to move.
This is not atlanta...its lithonia.
I live out here..and now we actually our own little city..we not even lithonia no nore we the "city of stonecrest".. 900k for that is over priced..theres plenty mini mansions on brownsmill road for cheaper..

And I REALLY want to find out the root of that. I don't understand whether it's environmental or hereditary. But it's definitely a phenomenon.

This is so true. As I get older, I'm more concerned with the land and not the size if the house. One of my uncles has a nice trailer on 1500 acres. He has it by his lake\ pond. He has solar power and a reverse osmosis water purification system. At first, I used to ask when is he going to build his mini mansion. But, now I get it.
Big money in that area. It borders Smyrna on one side and Roswell/Sandy Springs on the other. Across the street from that school is a church that sits on a hill and has to be one of the biggest ive seen lol. Complete with shuttle buses and their own police to direct traffic. Big money over there.
And further, the third wave populates the surrounding apartment complexes, their kids test scores bring the school ratings down, the crime rates go up, businesses are reluctant to develop in the area and the PROPERTY VALUES STAY STAGNANT.
That's the cycle!

Man it ain’t all of us because I got fam who stay way out in Grayson and it’s a large hub of well off black folks in a nice ass area ducked off in the cut with nice Ass houses and their community is beautiful.
One thing my fam told me is when “niggas” come looking for a house in that area they dip once they hear them HOA fees. HOA is a “nigga” repellent

Exactly...it doesn't take all of us or even 5% of us to fuck shit up. Just 1% does a lot of damage to a community. Shit..it aint all of us in the city fucking shit up. Yet that small minority is effective in destroying communities. The things is people have to be proactive and not reactive in keeping a community safe.

Not necessarily related to this conversation, but I've heard a lot of HOA horror stories. Couldn't get me in a neighborhood with one.
Unless I had a huge income, I would pass. The operation and maintenance costs will be crazy.
Crime stats are actually way better in Lithonia now from the 2019 numbers. The city got an A- on areavibes as far the crime rate. The schools are still way behind though.

I know one place in buckhead I was looking at give me a foul impression because I ask them questions about what the benefits of a HOA are at the time. It wasn’t about me not having enough money to pay it but I legitimately had questions and I got the nigga treatment like if you gotta ask you don’t belong here
