The problem is, niggas ARE the hood. The hood goes where niggas go. Wherever we are allowed to populate and attempt to build something great, it attracts hood niggas because of the presence of a majority black faces. They won't go to the white parts of town and clown. But when they get around Black people it's to time showoff and stunt on each other.

This man knows what he's talking about. It takes about three waves of black folk moving to certain areas to fuck it up. It's a gottdamn shame some folk just can't straighten up.

First come the pioneers (black folk with some money moving into non black areas).
Then comes the second wave (mostly black folk who aren’t as well off as the first group but are in good standing)
Third wave are the family members, friends, and associates of mostly the second wave who aren’t as in good standing. Welp...it was a good run but it's going down hill now.

One of the black families used to park their Escalade on the lawn and have random items like tables, exercise bikes, lawn mowers, foozball, etc piled up in front of their garage and porch. Man, after about a year, the HOA filed a suit and got a lien put on the house forcing them to move.

I live out here..and now we actually our own little city..we not even lithonia no nore we the "city of stonecrest".. 900k for that is over priced..theres plenty mini mansions on brownsmill road for cheaper..

And I REALLY want to find out the root of that. I don't understand whether it's environmental or hereditary. But it's definitely a phenomenon.

I get it. I mean, just look at this. North Atlanta High School... in the district where that house was posted. Mind you, this is a HIGH SCHOOL. There are college campuses that couldn't compare.

This is so true. As I get older, I'm more concerned with the land and not the size if the house. One of my uncles has a nice trailer on 1500 acres. He has it by his lake\ pond. He has solar power and a reverse osmosis water purification system. At first, I used to ask when is he going to build his mini mansion. But, now I get it.

Big money in that area. It borders Smyrna on one side and Roswell/Sandy Springs on the other. Across the street from that school is a church that sits on a hill and has to be one of the biggest ive seen lol. Complete with shuttle buses and their own police to direct traffic. Big money over there.

One thing my fam told me is when “niggas” come looking for a house in that area they dip once they hear them HOA fees. HOA is a “nigga” repellent

Bruh, I KNOW it's not all of us, it's that 3rd wave as @BKF put it. And even then, it ain't all of them. Just because they're lower income doesn't mean they are automatically a problem. But a good percentage of the 3rd wave DOES CAUSE PROBLEMS that we see daily where our kids are getting murdered in these streets. Nobody can deny that.

North Atlanta HS used to be the IBM campus. Worked there for 3 yrs in the late '90s. Was my first real job out of college Good times and a lot of pussy. Weird to think it's a high school now.

Crime stats are actually way better in Lithonia now from the 2019 numbers. The city got an A- on areavibes as far the crime rate. The schools are still way behind though.



The schools still have low ratings. But with Stonecrest becoming a city now there might be a priority to improve the schools. I know the mayor mentioned they were trying to improve them.

At one time I would have bought that in a heartbeat but at 50 who the hell needs that much house and all the headaches that go with it. Someone 30 with a highend job a family could upgrade that house and have a nice place

Not necessarily related to this conversation, but I've heard a lot of HOA horror stories. Couldn't get me in a neighborhood with one.

I’m not really aware of how them shits work to be honest. I know one place in buckhead I was looking at give me a foul impression because I ask them questions about what the benefits of a HOA are at the time. It wasn’t about me not having enough money to pay it but I legitimately had questions and I got the nigga treatment like if you gotta ask you don’t belong here
